In 2014, Capitol Real Estate set out to take a major step forward in expanding its real estate division and driving the development of Simetria. To retain and grow Simetria’s experienced team, launching new projects was essential. However, developing an entirely new and unique concept from scratch would require a minimum of two years. As a strategic solution, the company decided to identify a project that already had the necessary construction permits and approved architectural plans. In return for ownership rights, existing property owners would be compensated through the allocation of completed apartments.

The realization of this vision is embodied in Simetria Vake — an 11-story residential building comprising 37 apartments and parking spaces for 26 vehicles. Strategically located at the intersection of two of Tbilisi’s most prestigious districts, Vera and Vake, the project sits in one of the city’s most sought-after neighborhoods. In addition to its prime location, the development stands out for its modern construction standards, compact apartment sizes, and efficient, space-optimized layouts — making it a smart choice for urban living.

Project Implementation
Between 2016 and 2018, Capitol Real Estate successfully carried out the following key milestones:
• Secured agreements with property owners, offering residential units in exchange for land rights;
• Financed the project entirely through private capital, reflecting strong investor confidence and internal resource capability;

Projected Outcomes during the Planning Phase:
Internal Rate of Return on Equity (IRR Equity - monthly based) – 42.5%;
Internal Rate of Return on Assets (IRR Property - monthly based) – 42.5%;
Return on Investment (ROI) – 42.6%.
