The preliminary preparatory works of the investment project by Capitol Real Estate in 2019-2023 on the plot of land in Saburtalo, on the street of Sandro Euli #3 were in progress. During this period, the project plot of land was purchased, construction permits and necessary financing were obtained, and in the fall of 2023, the implementation of Simetria Jikia officially began.

Simetria Jikia will combine three purposes - residential, business and commercial spaces. The complex will have a gym, food facilities, children's entertainment and common work spaces, shops and three-level parking. Ultimately, all this leads to a perfect environment for comfortable living, working and relaxing. Simetria Jikia includes 260 residential apartments, up to 15 commercial spaces and an 11-story business center, which includes more than 100 offices.

The goal of Capitol Real Estate is to realize the maximum commercialization of the project in such a way that the company remains the full or partial owner of the commercial spaces for the purpose of long-term lease.

Project implementation
In order to implement the project, by the fall of 2023:
• An investment agreement has been signed with the investors;
• An agreement on project management has been signed with Simetria - A valuable Real Estate Development Company;
• A credit agreement on the full financing of the project has been signed with TBC Bank;
• Construction works and sales are in progress.

The project is scheduled to be completed in 2027.

Expected results of the project
The planned and expected results of the project are:
Internal rate of return on capital (IRR Equity - monthly basis) — 29.6%;
Internal rate of return on assets (IRR Property - monthly basis) — 21.3%;
Return on equity (ROE) — 158.1%;
Return on investment (ROI) — 64.2%.
