Holiday Inn Express Tbilisi Avlabari is a flagship project by Simetria, a premium real estate development company. Launched in 2016 with direct investments from Kazakhstan, the hotel is strategically located in the heart of Avlabari — one of Tbilisi’s oldest and most tourist-friendly districts, where history meets modern lifestyle.

The hotel features 122 standard-category rooms, accommodating up to 250 guests comfortably. Holiday Inn Express Tbilisi Avlabari is designed with the bed & breakfast concept in mind and caters to the mid-income segment. Its rooms are thoughtfully tailored to meet the needs of both leisure travelers and business guests. The hotel also offers versatile conference facilities, suitable for both small meetings and larger events of up to 100 participants, making it an ideal choice for corporate gatherings and private functions alike.

Holiday Inn Express is part of the global hotel portfolio of InterContinental Hotels Group (IHG). In Georgia, the brand is operated by Hotel Collection International Georgia, a member of the Capitol Management group.

Project Implementation

Throughout various stages of the project, Capitol Real Estate successfully overcame a number of significant challenges:

• Successfully acquired land from 17 individual owners and formalized agreements with Tbilisi City Hall;
• Despite difficulties in securing initial investment, the company proactively initiated site preparation work;
• Between 2017 and 2019, construction was completely halted due to a legal dispute filed by a neighboring property owner — a situation that led to significant differences of opinion with a partner investor;
• Following a successful court resolution, the project faced another major obstacle — the onset of the COVID-19 pandemic, which disrupted the market, reduced revenue forecasts, and significantly increased costs;
• Despite all challenges, construction continued without interruption. The hotel opened only five months behind schedule, and even though regional inflation exceeded 40%, the project was delivered with just a 4% budget deviationfrom the original 2016 plan.

Project Outcomes

In its first year of operation, the hotel served 28,938 visitors, with an impressive 93.3% of them rating their experience positively. In 2023, the hotel was honored with the Holiday Inn Express 2023 Guest Love Top Performer Award for the region.

Expected Outcomes During Project Planning

• Internal Rate of Return on Equity (IRR Equity - monthly based) — 15.3%;
• Internal Rate of Return on Project (IRR Project ) — 13.5%;
• Return on Investment (ROE) — 12.5%.
