In 2012, Shalva Jakhutashvili offered "Salkhino 93" company, which was looking for an investor for a shopping center on a plot of land near the metro station "Akhmeteli Theater", to co-invest in the project. The offer meant the necessary financial investment in the land of "Salkhino 93" LLC and the transfer of a 70% share of the real estate to Capitol Real Estate as co-ownership, as well as joint management of the shopping center on a 30/70 basis, which "Gldani Mall Service" LLC would take over. The project included the construction of a 98-car underground parking lot next to the building.
In 2013, Shalva Jakhutashvili's assets were taken over for management by Capitol Management, and the team of this company was also involved in the implementation of the project. Gldani Mall was opened in 2015 and soon developed into a neighborhood shopping center focused on daily services for the residents of Gldani and surrounding areas. Customers can easily get here by any means of transport, and after shopping in a comfortable environment, they can also easily return to any part of the city.
Project implementation
The process of successful implementation of the project included the following important steps and factors:
• At the initial stage of the construction process, on the order of Capitol Management, START BUSINESS SOLUTIONS conducted qualitative and quantitative surveys of the population of Gldani, the results of which contributed to the planning of Gldani Mall with an optimal concept, and allowed the sales team to successfully sign its preliminary contracts. At that time, the brands were mainly focused on the central areas and Gldani was practically not considered on the commercial map, although the results of the studies and the planned concept of the building convinced them of the attractiveness of the new space. Accordingly, in 2015, the project was commissioned with an 80% occupancy rate.
After the opening of Gldani Mall, the flow of customers was increasing and eventually, with the help of public transport, it became an easily accessible shopping center;
• In 2015-2016, the project withstood a sharp change in the exchange rate, which forced the management team to reduce the rental value;
• In 2017, the project found itself in a competitive environment caused by the completion of the construction of "City Mall Gldani" near it and the transfer of large tenants under different conditions. However, the project's workload only decreased for a short time and in 2018 it again approached the 95% mark;
• In 2020, the project survived a 4-month pandemic-related lockdown. During that period, Gldani Mall fully retained both tenants and employees;
• Despite a number of obstacles, there was no overdue payment on the bank obligation even once.
Results of the project
In 2023, Capitol Real Estate, in agreement with the partner party, decided to dispose of the assets of Gldani Mall, and the management was fully handed over to the new owner of the property.
