Between 2019 and 2023, Capitol Real Estate carried out extensive preparatory work for a new investment project located at 3 Sandro Euli Street, in the Saburtalo district of Tbilisi. During this phase, the project land was successfully acquired, the necessary construction permits were secured, and financing was arranged. In the fall of 2023, the official development of Simetria Jikia was launched.

Simetria Jikia is a mixed-use complex that will combine residential, business, and commercial spaces. The development will feature a fitness center, dining establishments, children’s play areas, co-working zones, retail shops, and a three-level parking facility. Altogether, it is designed to offer the perfect environment for comfortable living, productive work, and quality leisure.

Simetria Jikia will feature 260 residential apartments, approximately 15 commercial units, and an 11-story business center designed to accommodate over 100 office spaces.

Capitol Real Estate’s strategic vision is to maximize the project’s commercial potential by retaining full or partial ownership of the commercial spaces, with the aim of securing long-term lease opportunities and ensuring a sustainable income stream.

Project Implementation
As of Fall 2023, the following key milestones have been achieved for the successful implementation of the project:
• Investment agreements have been signed with investors;
• A project management agreement has been concluded with Symmetrya, a leading real estate development company;
• A loan agreement has been secured with TBC Bank to fully finance the project;
• Construction is actively underway, and sales have commenced.

The project is scheduled for completion in 2027.

Projected Outcomes
The project is expected to deliver the following financial results:
Internal Rate of Return on Equity (IRR Equity - monthly based) — 29.6%;
Internal Rate of Return on Assets (IRR Property - monthly based) — 21.3%;
Return on Equity (ROE) — 158.1%;
Return on Investment (ROI) — 64.2%.
